Finding a quality building inspector is critical for your building purchase. This is the person responsible for determining the condition of the building, so that you can obtain an accurate and complete inspection that covers all components and facets of the potential building. An inspection needs to be done before you buy any property, whether it was just built or is fifty years old. Many investors make the wrong assumption that if the structure was just built, or built to customer specifications, then it does not need a professional building inspection. This is a big mistake. Yes a structure goes through building inspections during the construction process, but these are not the same as a professional private inspection. During construction the local inspector is ensuring that basic safety and proper techniques are addressed, not with whether the complete building is safe and sturdy, and will function as intended.

The first step in the inspection process is to find the right professional inspector for the job. This step requires determining exactly what you need. Are you purchasing a building that is historic, and has been around for fifty years, or do you have a brand new one in mind? The type and age of the parcel is important as well, because you want a professional inspector who has experience in the right age and type of structure. By using an inspector experienced with your type of building and the age range, you will get an inspector who understands certain factors. Older buildings may use different building methods and materials, and an experienced inspector will know about these factors. Ask for references, and check them. Many times references are given but not checked, and this can lead to a costly error on your part. You should also ask about the format of the home inspection report, whether it is verbal, written, or both, and how long it takes after the inspection to receive it. A good professional building inspection should take at least two hours, more if your building is large. Be wary of any inspector who says it will take less than this.

The format of the inspection report is important, because there are a large number of report types that can be used, and some of them are not thorough or easy to read. A building inspection report can be a checklist, generated by a computer, in the style of a narrative, or other styles and formats. An inspection report should not be vague or confusing, it should be clear and easy to understand. The description of each item or area should have a detailed description of any problems included. Stay away from reports that only contain check boxes, with no available spaces for written details and descriptions. If a report is in narrative style, it should include not only the condition of the item but also recommendations on what to do to repair any problems where possible. Make sure that you understand all the details of the building inspection report, and if you do not understand something ask your professional building inspector.

A quality professional building inspection should cover every aspect and component of the structure that is accessible. This does not mean that an inspector is going to climb on a steeply pitched roof, but every effort should be made within reason to assess every vital component of the building. Any missing siding, holes, swelling of masonry or other defects should be noted. Any walkways, driveways, patios, and other outside aspects of your property should be included in the professional inspection, and should be noted in report. A licensed building inspector can help you evaluate a potential investment property before you make the purchase, so that you don't end up regretting your purchase decision. Not having an inspection done before buying, may end up costing you financially, if in fact the parcel has hidden defects and problems that are not evident to you. Only a professional building inspector has the experience and knowledge to evaluate the complete condition of the subject property which you intend to acquire.
