It is a good idea to consider an inspection in all real estate transactions, whether residential or commercially located, a new construction condo or a condominium that is being resold.  In fact, with an increasing number of builders and general contractors with limited experience in the business, it is all the more important for inspections even when the transaction involves a new construction.  Such inspections can uncover a wide range of issues that might have a substantial influence on the decision of the perspective buyer.   While an inspection might only reveal minor issues with a particular unit, it can also expose more serious flaws that could prove potentially hazardous.  For instance, according to Modern Real Estate Practice in New York, a property inspection shall assess the condition of everything from built-in appliances to electrical systems and structural components.  While each state may have its own definition of a condo inspection, clearly, every transaction should include one to protect the best interests of the buyer.

Find a Condo Inspector: Amateurs Vs the Seasoned Experts

Trying to find a good condo inspector does not have to be difficult, but you should know some things before you start the search. When it comes to condo inspectors, there are two basic types, amateurs and seasoned experts, and this basically boils down to experience at inspecting condominiums. If you need to have a condo inspection done, it is a good idea to find out ahead of time exactly what kind of experience the inspector has, so you know whether or not the inspector is the right one for your possible new condo. When it comes to inspecting condominiums, field experience counts for a lot more than the education and training.

An inspector that has a lot of experience has many advantages over an amateur inspector, one who may have the proper education and training but who has not done many field inspections. Sometimes this is because the inspector only does work part time, and other times this is due to the fact that the inspector is just starting out. Either way, an inexperienced condo inspector may miss something that can be costly to fix later. If the inspector misses something that turns out to be a major problem, money is just one part of the equation. You may also end up with plenty of aggravation, and we all know that doing our own repairs can be frustrating when it is not your trade. You may also lose time, because you may be needed to oversee the repairs or replacements, or find a contractor or other professional to fix the problem, and this is time that even an inspectors insurance can not compensate you for.

There are some questions that you can ask to help determine just how much experience, and what types of experience, a prospective condominium inspector has. Ask about experience when you call to set up an interview. Find out how many years the inspector has been in the business, whether they are full time or part time, how many inspections they have done, broken down into types and whether the inspector does any other jobs that could be seen as a conflict of interest, such as an electrician, plumber, or carpenter.

An experienced condo inspector will be able to better determine any hidden problems and issues than an amateur will. After performing a large number of new and existing unit inspections, many inspectors will be able to immediately spot problems that an amateur inspector will miss. One of these can be very slight water marks on the walls, which can help pinpoint a leak, flooding, or other water damage that could result in mold growing and causing health problems. Problems that may be missed by an amateur inspector could involve the given history of the structure, because many experienced condo inspectors know exactly which questions to ask to find the answers about the risks of hidden defects and issues, ones which the amateur inspector may not be aware of or understand the importance of. Just like with any profession, the longer a job is done and the more experience gained, the better the job can be performed thoroughly and correctly.

There are many different types of condos. These can include new construction, existing, community style, and many more. Make sure that the condominium inspector you use has inspected many other units that are similar to yours. Each type of condo can have unique problems not seen in others. Older units may have issues with outdated wiring, pipes and plumbing using older materials that may contain toxic substances, lead based paint, and other materials and methods that are no longer used or have otherwise been banned because of safety issues. An amateur inspector who does not have extensive experience inspecting, may not notice or ask questions about these items, and this could be a serious error especially when safety and health factors are concerned. An experienced inspector who is seasoned will know ahead of time what unique and specific problems are common in established condominium conversions, and they will take care to look for and address these issues. The same is true of other types of units as well.
