A Home Inspector Can Ensure the Home You Buy
Is Structurally Sound

When purchasing a new home or an existing home, it is always a wise decision to have a home inspector so that you get a professional's opinion about the structure you are purchasing. When you make the emotional decision to buy a house, you usually purchase it for several reasons:  you like what you see, it's at a price you can afford and/or it is in the area that you want to live. You have determined this by visually looking at it and deciding it suits your needs, but how do you know that it won't fall down around you in a big storm?

Well for most people -- you don't have a clue. But that's why you use a home inspector to come in and look at your prospective home and go through a checklist of items to determine if your investment is sound. Home inspectors are usually recommended by a friend or you can find one easily through the National Association of Certified Home Inspectors which has guidelines that certified inspectors are required to adhere to. Each state is different as to the checklist items, but most inspections are similar in that they are looking for any deficiencies in the home that might cause the new homeowner potential problems.

These home inspectors will check your floors, ceilings or walls to see if there are any signs of problems such as mold or mildew. The house foundation and roof are looked at to determine if there are any rodents, wood destroying organisms such as termites or other types of problems. These areas are all checked and or considered for the possibility of the presence of asbestos, lead, radon or formaldehyde or other contaminants that might be harmful.

Any of these infestations from mold or insects or rodents can cause deterioration in the floors, ceiling or walls and undermine the structure. These areas are checked to ensure that there is no unusual sagging, slanted floors or moisture in the basement or garage or any gaps between baseboards and flooring. Carpeting is checked to ensure there are no areas of damage from moisture. If an area of a floor is covered by a rug, and is hiding some sort of defect such as being excessively worn or damaged from termites,  your inspector will hopefully see enough tell tale signs of the problem so that you are aware in advance of your commitment to purchase the home.

The plumbing is checked in the kitchen and bathrooms or any areas where there are showers, sinks, tubs, toilets, or faucets to determine if there are any leaks or damaged drains or pipes or moisture collecting in an area thereby indicating a possible leak. All the appliances are checked to determine that they work properly and are in good condition. Electrical wiring, light fixtures, ceiling fans are inspected as well as the main electrical panel and circuit breakers to ensure there are no problem areas.

The furnace, air conditioners, water heaters are checked along with the fireplace and chimneys and any duct work in the house. A garage would have its door and opener inspected along with any lights or appliances such as a washer and dryer to determine any problems. The slab is inspected for cracks and to ensure no moisture is coming in from drainage or leakage from outside.

The exterior of the home would be evaluated in terms of the doors, windows and any other accesses to see if there are any gaps or "stuck" doors or windows that might cause drafts or could mean that there are other structural problems. Any garden lights, sidewalks, patio, driveway or fences would be inspected for problems. Landscaping is inspected to check for drainage problems such as water sloping towards the home rather than away from it or any grading problems that might cause leakage into the home.

With a historic home or one that is considerably older, the possibility of malfunctioning appliances, furnaces or air conditioning or other types of problems increases. Older homes also might not be considered "up to code" in terms of electrical or plumbing so that serious problems could occur. There is more likely to be leaks that have gone undetected for long periods of time or foundation deficiencies or roofs that are in serious need of repair or replacement. Other items such as mold or moisture suggesting a leak may mean a much larger problem than just a leaky faucet -- it could be that a leak has been collecting for years and has caused structural damage that will not only be costly to repair but if not remedied could cause serious problems in the future.

Whether the home you have had inspected is new, used or historically old, it is important to take advantage of the revelations that the home inspector finds and either have the seller -- or the builder in the case of a new home -- make the necessary repairs or insist on hiring your own contractor to resolve the problems so that you are comfortable that they have been handled properly and will not give you future issues. Many times the repairs required are minor and are easily handled by the seller so that you feel confident that the home you have purchased is off to a good start without any unresolved problems.

Take your home inspection seriously and make sure that you go over the results of the inspection carefully with the home inspector so you fully understand all the ramifications of the results. Most home inspectors provide a written report that clearly outlines any issues and these professionals can help you to assess whether you have any serious items that require resolution.  Remember that you will probably notice the little items that don't work yourself -- such as a light switch that doesn't work.  It's the more subtle hidden problems that can cause you headaches later on if they aren't identified and repaired right away -- so make sure that you do the right thing and use a home inspector when purchasing a home.
