Homeowners & Apartment Insurance

An Introduction To Home Insurance
When you buy homeowner's insurance, you are agreeing to a policy that combines various personal protections. These can include losses occurring to the structure of the home and the contents therein. Also, home insurance covers losses from damages which make the structure unlivable and also covers financial losses from the consequent loss of the structure's use and the additional living expenses which would necessarily accrue...continue reading

Apartment and Condo Insurance - Various Policies
While the implications for mortgages and bank loans may still be present for condo buyers, apartment dwellers and renters must also be concerned with their degree of insurance coverage in cases of unexpected damage to personal property. In all shared properties such as condos, apartments and town house complexes, the resident must protect himself or herself against losses accruing from damage not only to the interior living space, but to the shared portion...continue reading

Condominium Insurance
If under an association master policy, the condo owner might want to get separate personal property coverage, which protects the owner from loss or damage from fire, lightening, windstorm, hail, snow/ice/sleet damage, explosions, civil discharge, aircraft, vehicle damage, smoke damage, vandalism, theft, accidental overflowing of plumbing, etc. However, flood and earthquake damage are not covered under any basic policy. They can, usually, be purchased at a higher cost. You will...continue reading

Types of Home Insurance
Although in the past, separate policies were needed to cover the different damages a home could incur and the various costs accrued from that damage, modern home insurance policies are fairly broad in their scope and depth. In the United States, a policy type known as HO-3 is the most commonly purchased policy for a homeowner. It is designed to protect the owner from losses that could result from damage to all aspects of the home, structure and its contents as well as any liability that may arise from daily use. This also includes any...continue reading

The Great Buy vs. Rent Debate
People of all ages are enjoying condominium life these days and long gone is the stigma of condo ownership being for an older generation. Though, certainly, many find that buying a condo is a nice way of downsizing from a house into smaller dwellings. People from all walks of life and of all ages are seeing the perks of ownership...continue reading

When Disaster Strikes
Your car insurance company probably offers homeowners and renter's insurance, and you might even get a discount having more than one policy with the same company. Call your insurance provider to find out all of the details, and if they don't offer the coverage, or don't offer a discount, call around. You might be able to get a better deal elsewhere...continue reading

Working with an Insurance Broker
Start by asking for a series of brochures on the types of insurance offered and then ask for an explanation of each. Remember that a broker is not affiliated with any given company so he or she should be able to give a fair overview of each. Insurance brokers are like a lot of other professionals as well. They vary in price and expertise and if you've already got one that you're working with, the experts suggest ...continue reading

Insuring That Investment
There are two ways that you can over insure. The first comes about through the insurance companies that automatically increase your property damage coverage each year. There are various benchmarks that companies use including the average construction costs each year and most of these are fed into a computer program. Insurers say that the automatic coverage increases that apply to apartments as well, are for your protection...continue reading

The Ins and Outs Behind Insurance
In addition to the basic coverage that handles things like furnishings, you should also be open to getting the proper coverage so that things like fine jewelry and art can be replaced if only monetarily. Riders that can increase this coverage can also increase the premiums that you pay, but you will also be more adequately compensated for loss.  It's a good idea to keep the receipts for any expensive items that you purchase and have any collections that you own appraised...continue reading

Home Insurance Coverage Not Included: Extras You
May Want and Need

When it comes to home insurance, many home owners are under the mistaken belief that their insurance coverage will cover every event, but this is very false and can end up costing you a fortune or even your home. Many typical home owners insurance policies do not cover a number of events, and will only cover a specific amount for the theft or destruction of certain items. You need to make sure your coverage needs and your coverage types and amounts are the same, otherwise you may be under insured and this can really cost you later on. There are a number of exclusions in almost every home or property insurance, and these can include things like certain natural disasters, damage caused by any pets in your home, and the theft, damage, or loss of certain valuables over a very small deductible amount.

Flood coverage is one type of situation that your home insurance will not usually pay unless you have a rider added to your policy for an additional amount. Some companies sell only flood insurance, while others may add it if you request it. Determine the likelihood of a flood hitting your home, and this chance will vary depending on exactly where your home is located. If you live in coastal areas, near large lakes, creeks, and rivers, or in areas where flooding is a high risk, then going without flood insurance may not be the smart thing to do. This may be one of the extras you should include in your home insurance policy to protect yourself, your family, and your finances.

Earthquakes are another natural disaster that may not be covered under many home insurance policies unless you buy it or pay extra to add it in. In many areas of the country, especially in states like California and Nevada where earthquakes may occur frequently at times, this coverage should be considered a necessity because of the high risks that this natural disaster will happen. They can be devastating and leave you with thousands of dollars or more in damage. This coverage may cost more to include but if you live in an area where earthquakes may occur it is a cost that is worth the price.

Fire may not always be included in your home insurance coverage, depending on the cause of the fire. Normally, typical house fires caused by electrical wires or accidents will be covered, but in many areas, your home catching on fire as a result of a forest fire or wild fire will not be covered under the usual policy. This will need additional coverage added, to protect you and your home against this event if it occurs.

Hurricanes and tornadoes may also be excluded unless you purchase additional coverage that names these events as covered. Your policy will state exactly what is covered and what is excluded, and it is a good idea to review your policy yearly to make sure your coverage types and amounts are still correct and accurate. You should make sure you have adequate coverage against any natural disasters which could reasonably happen to your home, to protect your investment in it.

Another area where many people do not have enough coverage in their home insurance policies concerns expensive high end items, like jewelry, fur, artwork, silver or precious metals, and others. Many times your theft or loss coverage will cover these items but only up to a small amount for all of the items in that category, usually one thousand dollars or less depending on the insurance company and your specific policy amount. If you own several pieces of good jewelry and family heirloom pieces, you could have ten thousand dollars or more in jewelry without even realizing it. Furs, electronics, and other expensive items like jewelry should have additional coverage amounts added, to make sure you can replace any losses.

Other exclusions that should be considered for riders are mold insurance and termite damage insurance. Both of these problems can cause hidden damage that may not be apparent for years, so that by the time you realize there is a problem the cost to fix it is large. Insurance coverage for these events can help you make sure you are protected financially if these things happen. This will give you the insurance settlement you need to repair or rebuild your home and make it livable again. Without extra coverage for the exclusions in your policy, you may end up having to pay for expensive repairs yourself, or owe money on a house that is no longer standing or livable.
