If you have ever thought of remodeling your home, you are in the majority of homeowners. Home remodeling projects can help you get the home you really want that is customized completely to your needs and desires. These projects can range from a very small design change to make your home more efficient all the way up to adding a second floor or a side addition to your home to give you and your family more living space and the room you need. No remodeling project should be taken lightly, no matter how small you may think it is. Understanding the remodeling process and all of the necessary components is important so that you can stay on track and have the results you want without the extra expense, aggravation, and time. There are many nightmare stories out there about remodeling projects that have torn couples apart and ruined credit histories and lives, but this does not have to be the case with a little forethought, research, and planning before you begin.

The first thing you need to realize about any remodeling project is that the results will only be as good as the general contractor and the other help hired. Find a good contractor that comes highly recommended and that has references that check out as well. The contractor will be the one to arrange for all the work and materials needed, including specialized professionals like plumbers and electricians. The contractor will usually arrange for the necessary permits and inspections, but you should make sure that this is included in the contract language, and that you are both clear on who is responsible. Otherwise you may end up paying for a job that is not authorized or legal, and the penalties can include large fines and forcing you to tear down and undo the work completely, get the required permits, and then rebuild again. This is much more expensive than making sure the permits are applied for and received before the work starts.

The building codes and regulations will vary some from one area and state to the next, but if the structure or support system of the home is going to be changed at all, a building permit, and inspection after the remodeling project is finished, will normally be required. If any electrical work is done, an electrical permit may be required in addition to the building permit. You may need the state license number of the licensed electrician who will be doing the work, and in almost every state it is against the law to use an unlicensed person to perform most electrical work. The same is true if the plumbing systems must be repaired, changed, or replaced. You may need to get a plumbing permit from the building department as well, and many places require only a licensed plumber to work on these systems as well.

Exterior walls can be made of stone, concrete, brick or terra cotta with veneers that are very elaborate and ornate or plainer with just columns or distinctive styles of architecture. Most of the roofing for these types of structures were made of tile, slate or membrane. Many have antique glass or special glazing that needs to be restored or are in need of sealants that can be used to further preserve the exteriors. Without preservation measures taken many of these historic landmarks will deteriorate beyond repair and will be lost forever. Much of the abuse suffered by these buildings is from the environment, temperature changes with freeze and thaw cycles, water infiltration from leaks or from neglect, ultraviolet radiation and acid rain all contribute to the damages to these structures. With these come crevices and cracks that as they are not repaired become larger, rust starts to corrode and sealants disintegrate causing further erosion. If the building had any design flaws when it was built in eras when our modern technology wasn't available, this could contribute heavily to problems. Shoddy workmanship or substandard materials could further damage a building if those materials weren't available at the time or if the contractor was cutting corners, as some do even today.

Any one or all of these factors can create deteriorating conditions that will prevail unless remedial action is taken. Further decay will cause leaking roofs, flaking paint and plaster, and energy losses that are significant. The first steps in changing the course of these structures is to hire a reputable firm that specializes in restoration work on these types of buildings. A visual inspection of the structure should be conducted including the masonry and all the building surfaces including the roof to identify any damage or areas of concern. Having the graffiti professionally removed will ensure that the removal is done successfully without further damaging the facade. Determining the types of paint that have been used in the graffiti will aid in eliminating it. If acids or other caustic substances are used to remove graffiti or other paint from an historic structure, it could cause irreparable damage because some of the substances like paint thinners or acetones will drive the paint deeper into the porous surface of a wall made of brick. If these areas are sandblasted they can also be permanently damaged causing more deterioration. That is why it is essential to have a professional handle a restoration project because he is aware of the reactions that can result with the use of the wrong substance to remove grime or graffiti from a surface.

If the graffiti has been allowed to multiply over the years, the damage can be deeper and more difficult to remove due to the absorption into the porous surfaces. Most surfaces such as concrete, wood, brick or stone can have caulking or water repellant applied that will help to alleviate water infiltration. Sometimes cracks or gaps are filled in with injections of epoxy to ensure that there are no exposures. The construction professionals take care that their repairs are caulked well around door frames, windows and other objects that might offer an entry for water such as an air conditioner or vent. Weather resistant coatings can be applied that will reduce corrosion and any mildew or mold growth and actually enhance the aesthetics of the surface as well. Water repellants offer protection for terra cotta, brick, stone, stucco or wood surfaces and can be easily applied with a roller, spray gun or brush depending on the area being treated. They also offer retardation against mildew or mold as well as water. Deterring water will help to preserve the structure of an historic landmark or building by slowing the deterioration process. Undetected leaks can wreak havoc without anyone being aware until considerable damage has made the task of fixing it more difficult and expensive. That is why regular inspections will provide the means of identifying any potential problem areas early prior to the advancement to a more serious stage.

Regular maintenance of these buildings will help to sustain them and preserve them once they have been cleaned and resurfaced, so once the work is completed, hiring a service that can control or mitigate problems as they occur will do a lot to overcome possible costly expenses for repairs or cleaning in the future. Ensuring that there is good security will also eliminate unwanted guests; both human and other unwanted creatures.
